The number of newly built residential buildings in Bulgaria was 1,378 in the fourth quarter of 2024, down from 1,529 in the same period of 2023, according to preliminary data released by the National Statistical Institute on Friday. The number of newly built dwellings in those buildings was 5,192, down from 6,350 in the last quarter of 2023.

In the fourth quarter of 2024, 78% of the newly built residential buildings were made of reinforced concrete, 18.1% were brick-built, 3.6% had other structure, and 0.3% were plattenbauten.

The biggest share of newly built residential buildings was taken by houses (76.6%), followed by blocks of flats (15.7%).

The highest number of newly built buildings was registered in the regions of Sofia capital (190 buildings with 1,566 dwellings), Plovdiv (182 buildings with 521 dwellings), and Varna (165 buildings with 562 dwellings). Most of the newly built dwellings had two rooms (39.6%) and three rooms (31%), while five-room dwellings accounted for the smallest share at 5.5%, a trend that was consistent with the fourth quarter of 2023.

In the fourth quarter of 2024, the total useful space of newly built dwellings decreased to 491,800 sq m, down from 644,400 sq in the fourth quarter of 2023. The living floor space decreased to 369,800 sq m from 504,500 sq m in the last quarter of 2023.

The biggest average useful floor space per newly built dwelling was registered in the regions of Sofia (161.9 sq m) and Smolyan (160.1 sq m), while the smallest was registered in Vratsa (56 sq m) and Pleven (66.1 sq m).
