Housing Loans in Bulgaria Surpass BGN 30 Bln Mark at End-August - Central Bank

Housing loans granted by banks in Bulgaria have surpassed BGN 30 billion, according to the latest data from the Bulgarian National Bank. As of the end of August 2025, the volume of housing loans reached BGN 30.199 billion, up by 2%, or BGN 600 million, compared to end-July, when they stood at BGN 29.599 billion.

On an annual basis, housing loans increased by 27.4%. For comparison, at the end of August 2024, their volume was BGN 23.713 billion, or about BGN 6.5 billion less than the current figure.

Consumer loans also saw growth, rising by 13.6% year-on-year to BGN 20.737 billion as of the end of August 2025.

The total volume of bank loans to households and non-profit institutions serving households amounted to BGN 52.844 billion, equivalent to 24.1% of Bulgaria’s projected gross domestic product (GDP). On a yearly basis, this segment grew by 20.8%. In addition to housing and consumer loans, household lending also includes overdrafts and other types of loans.

Loans to non-financial corporations rose by 8% compared to August 2024, reaching BGN 50.325 billion, or 22.9% of GDP.

Loans to financial corporations totalled BGN 9.091 billion at the end of August 2025, representing 4.1% of GDP. This marks a 13.2% increase compared to the same period last year.

Overall, total lending to the non-governmental sector in Bulgaria reached BGN 112.261 billion in August 2025, equal to 51.1% of this country’s GDP. This is up from BGN 111.443 billion in July 2025 and reflects a 14.1% year-on-year increase.
