In the first quarter of 2025, the number of newly built residential buildings rose from 1,026 to 1,052, while the number of dwellings in them increased more significantly - from 3,475 to 4,086, compared to the same period in 2024, according to preliminary data released by the National Statistical Institute on Monday.
In the first quarter of 2025, 75.9% of the newly built residential buildings had steel-concrete construction, 19.3% had solid structure, 4.2% had ‘other’ and 0.6% had a panel construction. The highest was the relative share of newly built houses (77.2%), followed by blocks of flats (15.9%).
In the first quarter of 2025, the highest number of newly built residential buildings was recorded in Sofia Region, with 163 buildings and 1,341 dwellings, followed by Plovdiv Region with 135 buildings and 418 dwellings, and Varna Region with 130 buildings and 517 dwellings. During the same period in 2024, the leading region was Plovdiv with 147 residential buildings and 357 dwellings, followed by Sofia Region with 139 buildings and 217 dwellings, and Varna with 108 buildings and 394 dwellings.
The largest share of newly built dwellings in 2025 consisted of two-room units (38.1%), closely followed by three-room units (37.8%), while the lowest share was of one-room dwellings (2.8%). In the same quarter of 2024, two-room dwellings again had the highest share, followed by those with three rooms, but the lowest share was recorded for dwellings with six or more rooms—4.5%.
In the first quarter of 2025, the total useful space of newly built dwellings reached 414.5 thousand sq. m, with a living floor space of 279.7 thousand sq. m. The average living floor space per dwelling was 68.5 sq. m. The largest averages were recorded in Vidin (151.8 sq. m) and Kardzhali (120.9 sq. m), while the smallest were in Pleven (45.8 sq. m) and Razgrad (47.5 sq. m).
In comparison, during the same period in 2024, the total useful space was 353.2 thousand sq. m and the living floor space was 274.5 thousand sq. m. The average useful floor space per dwelling was significantly larger at 101.7 sq. m. The biggest averages were in Montana (230.5 sq. m) and Silistra (182.5 sq. m), with the smallest in Veliko Tarnovo (69.0 sq. m) and Sliven (75.1 sq. m).
